Minutes

April 17, 2006

_ Present: Patricia Swart, Pete Roybal, Roy Jewell, Matt Maxwell, Peter Disher, Agent-Mike Crowley, Meeting Minutes-Shirley Garcia, CPS. Four homeowners were also present.

_ The guest issues/questions: Security light on West End of Building B is out, question on parking sticker

replacement.

_ March 20, 2006 meeting minutes approved upon amendment of two minor items. Mike to make changes.

_ March 31, 2006 Financial Statements were reviewed and approved. Checks were signed.

_ The Key People were given a 30-day notice of contract termination.

_ One Parking Permit was faxed, Pat to contact for payment to Association. One application to be returned, needs

additional information. One permit application completed, will be sent to resident.

_ Review Landscape cost for sod and tree replacement. Additional information to be obtained.

_ Review cost for irrigation control box height adjustment. Additional information to be obtained.

_ Review bid for flower bed planting. Additional information to be obtained.

_ Discussion on receiving a bid for extending water service from building A to the common garden area.

Additional information to be obtained.

_ Discuss common area upgrades i.e. tree replacement, possibly BBQ and picnic area. Future discussion, open

for suggestions.

_ Notices to residents will be processed for the upcoming pool key distribution for 2006.

_ Fire Department inspection. Complex is looking good with exception of one building. Discussion needed for

BBQ grills and storage under stairs.

_ Looking at starting up a neighborhood watch program. Program to include children safety identification

packages.

_ Looking at getting basketballs, tetherball, 4-square ball for older children in the complex at no charge to the

association. Observation of tennis court interest with children using courts for basketball etc.

_ Starting up an aluminum can collection, proceeds for complex children’s Christmas party. Information to be

put into the upcoming newsletter.

_ Action discussion on ordering the new pool sign.

_ Suggestion from resident not able to attend meeting to include Condo Sales on web page.

_ Future discussion, Comcast Service Agreement.

_ Next meeting, May 15, 2006, 7:00 pm, location: Club House.
