Minutes
December 19, 2005 Board Meeting
- Present:
Patricia Swart, Roy Jewell, Pete Roybal, Peter Disher, Matt Maxwell and
the Agent-Mike Crowley. Ken Crowder
was not present. Two homeowners were also present.
- The guest
issues included light maintenance items.
- The November
21, 2005 minutes were approved as presented.
- The November
30, 2005 financial statements were reviewed and approved subject to audit.
Payables were reviewed and checks were signed.
- The Senate
Bill 100 procedures are still under review.
- Hans
Nielson asked that water consumption be reviewed for a water leak
impacting their sump pump operation; the Agent both reviewed the water
bills and suggested that Hans Nielson perform a water test to determine if
the water was chlorinated.
- The
Board packet contained an attorney letter regarding contract services.
- Trash
companies will be changed, Allied will take over 12/30/2005.
- The
Agent informed the Board that the telephone traffic previously on the hot
line was being handled in a timely and efficient manner.
- The
Board will utilize a re-cycling program to fund the Christmas party.
- ComCast
and its sub-contractors, in attempting to gain access, are causing damage
to the new boiler room doors. If there is not a satisfactory resolution
ComCast may be prohibited from providing services to the community.
- Waste
line locations, electrical diagrams and interior plumbing plans will be
reconstructed to assist in maintenance.
- The
Agent will submit a credit application to Water Systems for purchasing
boiler parts.
- The
Board approved the purchase of three different sized sewer cleaning
machines.
- The
Board will review past MIRR invoices for plumbing warranties.
- The
Agent will send a letter to an owner who is asking to have a dog under
“Doctor’s Order”; the letter will ask for a letter from a doctor who can
support the need.
The next meeting is scheduled for January 16, 2006 at 7:00
PM.
In the Executive Session the Board discussed the delinquent
accounts. Ten more accounts will be sent to the attorney for collection. The
Board also reviewed copies of letters that had been sent to owners regarding
violations; many violation notices will go to the next stage because the owner
has not responded.
With there being no further business, the meeting was
adjourned at 9:30.
