Minutes
November 21, 2005 Board Meeting
- Present:
Patricia Swart, Roy Jewell, Pete Roybal, Peter Disher and the Agent-Mike
Crowley. Ken Crowder and Matt
Maxwell were not present. Eight homeowners were also present.
- The guest
issues included some violation notices, light maintenance items and an
account issue.
- The October
17, 2005 minutes were approved as amended.
- The October
31, 2005 financial statements were reviewed and approved subject to audit.
Payables were reviewed and checks were signed.
- The Senate
Bill 100 procedures will be adopted in the December meeting.
- Insurance
certificates, liability and workman’s compensation, have been requested
from the companies providing services to Seven Springs.
- The Board
decided not to place ice melt buckets at entrances.
- Waste
Management was advised that their services would be terminated as of
12/31/2005 and Allied will assume the trash service at a considerable
savings to the association.
- The
Board and Agent will continue to look for a reliable firm or person to
take the minutes.
- The
Hot Line was discontinued and the Agent reported that the calls were being
handled in a timely manner through the Agents office.
- The
issuance of pool keys will commence again in the spring.
- The
Agent informed the Board that the letter of assessment increase and the
2006 budget had been mailed to owners.
- The
company providing the pop machine will be asked to discuss a participation
plan.
- Automatic
Laundry will be contacted to review their contract.
- The
Board approved several proposals from Legacy Mechanical for boiler and hot
water tank repairs.
- The
Board discussed a proposal for the installation of high efficiency
boilers.
The next meeting is scheduled for December 19, 2005 at 7:00
PM.
In the Executive Session the Board discussed the delinquent
accounts. The Board also reviewed copies of letters that had been sent to
owners regarding violations. Violation letters regarding Bar-B/Q’s will be
copied to the Denver Fire Department.
With there being no further business, the meeting was
adjourned.
