Minutes

August 15, 2005 Board Meeting

• Present: Patricia Swart, Roy Jewell, Ken Crowder and the Agent-Mike Crowley. Eight homeowners were also present.

• The guest issues included some light maintenance items and issuing pool keys. 

• The July 18, 2005 minutes were approved as submitted.

• The July 31, 2005 financial statements were reviewed and approved subject to audit. Roy will make adjustments for gas costs and review the reserve fund analysis for presentation of the 2006 budget at the September Board meeting.  Payables were reviewed and checks were signed.

• Pete Roybal presented a recap of boiler issues and will request an estimate for repairs.

• The Board will look at the costs associated with a sewer line maintenance program.

• The Board approved preparation by the attorney of the seven Senate bill 100 procedures.

• The Board denied a request from an owner to install a satellite dish on the roof.

• The Board approved a bid to install two expansion tanks.

• The Board approved the snow removal contract for the 2005 season.

• An owner submitted a poster to be used on the bulletin board pertaining to Bar-B-Q’s.

• The Treasurer, Roy, signed a “Statement of Loss” for the final settlement on the roof hail insurance settlement.

• The Board reviewed a letter from Blade Runners pertaining to withholding of funds for failure to perform services.

• The Agent will issue a couple of work orders for some light maintenance items.

• The Agent will send several violation notices.   

The next meeting is scheduled for September 19, 2005 at 7:00 PM. The Annual Meeting will be held in October.

In the Executive Session the Board discussed personnel matters and the delinquent accounts. The Board also reviewed copies of letters that had been sent to owners regarding violations. Two hearings were also conducted.

With there being no further business, the meeting was adjourned.
