Minutes

July 18, 2005 Board Meeting

• Present: Patricia Swart, Roy Jewell, Ken Crowder and the Agent-Mike Crowley. Nine homeowners were also present.
• The guest issues included some light maintenance items and requesting pool keys. 
• The June 20, 2005 minutes were approved as submitted.
• The June 30, 2005 financial statements were reviewed and approved subject to audit. Payables were reviewed and checks were signed.
• The Board will consider the costs to install a small playground area where the present shed is located.

• Pat may coordinate a “Santa’s Shop” for the holidays; gifts for the children in the community.
• Owners are encouraged to contact the district councilperson, Jeanne Faatz on Jeanne.faatz@ci.denver.co.us to request concrete barriers along the frontage road.
• The Board packet contained information on Senate Bill-100; the Board will read the material and initiate the required action.
• The Board reviewed a letter from an owner; the Agent will reply to the owner.
• The Board packet contained a bid from B & M Roofing for an annual inspection of the roofs; no action was taken on the bid.
• The boilers will be inspected prior to the heating season.     
• Roy reported that a final insurance settlement had been reached on the hail storm of two years ago.
• The Board approved Tom Weidner’s (CPA), proposal for the 2005 audit. The representation letter was also signed for the 2004 audit.
• The Agent will issue a couple of work orders for some light maintenance items.
• The Agent will send several violation notices.   

The next meeting is scheduled for August 15, 2005 at 7:00 PM.

In the Executive Session the Board discussed personnel matters and the delinquent accounts. The Board also reviewed copies of letters that had been sent to owners regarding violations. Two hearings were held for violations.

With there being no further business, the meeting was adjourned.
