Minutes
December 20, 2004 Board Meeting
- Present: Patricia Swart, Ken Crowder, Matt Maxwell, Roy
Jewell, Pete Roybal, and the Agent-Mike Crowley. David Morar was not
present.
- There were four homeowners present.
- The November 15, 2004 minutes were approved as submitted.
- The November 30, 2004 financial statements were reviewed
and approved subject to audit. Payables were reviewed and checks were
signed. The Board members and the Agent will work to complete new signature
cards on all the accounts.
- The Board introduced Ken as the new part-time maintenance
person.
- Two of the homeowners present wanted to resolve dog
violations.
- The Board packet contained a nice thank-you note from an
owner.
- The Board reviewed a bid from AAA Home Remodeling to
replace some balcony joists. The bid was accepted for three balconies.
- The Board discussed the next step in the resolution of the
hail claim. The Agent was directed to have the attorney draft a demand
letter to Magna Carta.
- AAA Home Remodeling will be asked to bid the framing and
installation of a sliding glass window at the top of the stairwells.
- The Board authorized the purchase of tools for the new
maintenance person.
- The Agent will contact WM and file a claim for abuse to the
new dumpster enclosure gates.
- The Board approved Pat to have additional signs made for
the dumpsters.
- The Agent was directed to send a couple of violation
notices.
- The Agent will execute a couple of work orders for some
maintenance items.
- The Board will revise the pet violation policy in the
January meeting.
- The security company will be asked to attend the January
meeting.
The next meeting is scheduled for January 17, 2005 at 7:00 PM.
In the Executive Session the Board discussed personnel
matters and the delinquent accounts. The Board also reviewed copies of letters
that had been sent to owners regarding violations.
With there being no further business, the meeting was
adjourned.
