June 21, 2004 Board
Meeting
- Present: Patricia Swart, Matt Maxwell, Roy Jewell, Pete
Roybal and the Agent-Mike Crowley. Paul Drda was not present. Three
homeowners were also present.
- The guest issues included concerns with the paint on the
stair treads that needs touch-up and a couple of other items of general
conversation.
- The May 17, 2004 minutes were approved as submitted.
- The May 31, 2004 financial statements were reviewed and
approved subject to audit. Payables were reviewed and checks were signed.
- The materials for dumpster enclosures are on-site and
construction will start immediately.
- The Board inspected the association’s unit # G-13 to
evaluate the need for refurbishment. The Agent will solicit bids.
- The Agent met with the landscape people on-site to inspect
the weed control, pruning, the operation of the sprinkler system and other
related items. The Agent conveyed that certain areas were not acceptable.
The landscape company was also asked to provide a bid for some additional
work.
- The Board approved a bid for a tree removal by building E
and pruning of the north property line.
- The Agent reported that there was good feedback on the
company that is cleaning the hallways.
- The Agent reported on the opening and operation of the
swimming pool.
- The Agent was asked to solicit bids for replacement of the
utility room doors and locks since they are in poor condition.
- The Agent informed the Board that the towing company was
changed because the previous company could no longer provide the service.
The new company is Cars Towing. Signs have been placed on the property.
- The Board hired a security company to make a nightly
inspection of the property and to provide suggestions for required
services after they have spent some time with the community.
- Pat will coordinate the rental of the clubhouse.
- The revised reserve fund analysis was available, however,
after the recent hail storm it may need to be revised.
- The Agent informed the Board that an insurance claim had
been filed due to the recent hail storm.
- The Board approved a concrete bid for needed repairs to
many of the entrances and to improve the appearance around the mailbox,
laundry and pool areas.
- The Agent will issue a couple of work orders for some
light maintenance items.
- The Agent will send several violation notices.
The next meeting is scheduled for July 19, 2004 at 6:00 PM.
In the Executive Session the Board discussed personnel
matters and the delinquent accounts. The Board also reviewed copies of letters
that had been sent to owners regarding violations.
With there being no further business, the meeting was
adjourned.
