Minutes
May 17, 2004 Board
Meeting
- Present: Patricia Swart, Paul Drda, Roy Jewell, Pete
Roybal and the Agent-Mike Crowley. Matt Maxwell was not present. Five
homeowners were also present.
- The representative with Community Patrol &
Investigations, the security company that was to be interviewed, did not
appear to present an overview of their services; another company will be
located.
- The April 19, 2004 minutes were approved as submitted.
- The April 30, 2004 financial statements were reviewed and
approved subject to audit. Payables were reviewed and checks were signed.
- The tentative date to start construction of the new
dumpster enclosures is June 17, 2004.
- The Agent informed the Board that there had been good
feedback on the cleaning company that was hired to clean the stairwells
and laundry room.
- The swimming pool opening is on schedule for Memorial Day
weekend.
- The Board reviewed a note from an owner relating to the
bottom side of his balcony; a work order will be issued to inspect and
repair if warranted.
- The parking lot sweeping has been completed.
- The Board approved a bid form Bladerunner’s to add rock
overdressing to the south west corner of building E and to the east side
of building H.
- The Agent informed the Board that Peach Tree Apartments
is considering installing a chain link fence on the property line of Seven
Springs to prevent people kicking out the slats for access.
- The Agent will execute a couple of work orders for
maintenance items.
- The Agent informed the Board that he had met with the
person doing the revision to the reserve fund analysis and that the
revision should be completed shortly.
- The Board approved the bid with SPCS to install one sump
pump; based on any adjustments determined in the first installation the
other buildings will be approved for installation.
- The Agent will contact the landscape company regarding a
bid for the removal of a tree between E and F and comment that the weed
control and pruning of the bushes is not satisfactory.
- An owner requested that the Board waive the $50.00 fee for
a lost parking sticker; the Board determined that the policy would remain
the same which requires payment of $50.00 for a lost parking permit.
- The Agent was directed to send a number of violation
notices.
The next meeting is scheduled for June 21, 2004 at 6:00 PM.
In the Executive Session the Board discussed personnel
matters and the delinquent accounts. The Board also reviewed copies of letters
that had been sent to owners regarding violations.
With there being no further business, the meeting was
adjourned.
