Minutes
January 19, 2004 Board Meeting
Present: Paul Drda, Patricia Swart, Mat Maxwell, Roy Jewell and the Agent-Mike Crowley. Pete Roybal and Miste Adair were not present. Two owners and a guest were also present.
The December 15, 2003 minutes were approved as submitted.
The Year-End financial statements, 12/31/03, were reviewed and approved subject to a correction to the balance sheet and audit. The Agent will provide line-item print outs for a couple of categories on the expense side of the income statement. The payables were reviewed and checks were signed.
The Board members present executed new signature cards for he World Savings account.
The Board discussed, with the owner who was present, damages to his unit as a result of repeated pipe breaks in the unit and in the adjoining boiler room. The Board authorized the needed repairs to the unit and the installation of a sump pump to avoid a repeat of the situation. The Board approved reimbursement to the owner for some costs he incurred in the evaluation of the repairs to his unit. The Board reviewed a letter from an owner pertaining to repairs to the structural portion of his balcony and a roof leak. The Board approved the repairs to the balcony and authorized replacement of the roof on building I. The Board packet contained two notes from owners, one was requesting repairs to the concrete and the other was requesting better cleaning of the entryways. The Agent was directed to contact Automatic Laundry to have the laundry equipment coin slots changed to $1.00 versus the present $.75. Paul Drda will contact Gordon Signs to resolve the completion of the sign or an adjustment for the work that was not completed. The Board reviewed costs for block dumpster enclosures; the Agent will bring final bid costs to the February meeting. The Agent will request a bid to update the Reserve Fund Analysis. Matt will have for the February meeting final costs and recommendations for the concrete replacement.
The next meeting is scheduled for February 16, 2004.
With there being no further business, the meeting was adjourned.
