Minutes

November 17, 2003

 

Present: Patricia Swart, Matt Maxwell, Miste Adair, Pete Roybal and Mike Crowley the Agent. Paul Drda and Roy Jewell were not present. There were four homeowners present.

John, the maintenance person, was also present.

 

A homeowner brought coffee and donuts for those attending the meeting; everyone would like to thank her for her thoughtfulness.

 

The guest issues included a couple of maintenance issues that will have work orders issued.

 

Patricia called the meeting to order at 7:10 P. M.

 

The Annual Meeting and October Board Meeting minutes were approved as submitted with one correction on the Board Minutes regarding the next meting date of November 17, 2003 versus November 18, 2003.

 

The board reviewed the invoices and signed checks.

 

The final draft of the 2004 budget was approved.

 

After Pete Roybal provided an overview of the specifications of the contract the board ratified the snow removal and landscape contract with Blade Runners for the 2003 and 2004 season. The board also approved a bid by Blade Runners to aerate and fertilize the sod areas.

 

The board approved a screen door request that was submitted by a homeowner.

 

Two homeowners were present to discuss violation warnings they received; after discussing the circumstances both violations were closed.

 

A homeowner was present to discuss the balance on his account. There were no records available to discuss the balance so the issue was deferred to the next meeting.

 

The board approved a bid to have O’Conner Plumbing excavate and relay a sewer line for building H.

 

There was discussion regarding the installation of sump pumps at various locations to eliminate flooding conditions. A bid will be solicited and two of the board members will confirm the effectiveness of the installation.

 

The agent is soliciting bids for block dumpster enclosures.

 

The next Board Meeting is scheduled for December 15, 2003.

 

The board went into Executive Session to discuss delinquent accounts. The board also discussed the possibility of pursuing the eviction of a nuisance tenant.

 

With there being no further business, the meeting was adjourned.
