Seven Springs Owners Association

Board Meeting July 21, 2003 - Meeting called to order at 7:10 p.m.

 

Attendance:  Deanne Drda, Pat Swart, Paul Drda, Pam Thomas, Matt Maxwell and Mike Crowley.

 

Owners present:  Billie & Mike Williams (A-1 & G-1); Don Wedmore (G-3); Maryann & Alice Muniz (G-4); Norma Stearns Stephenson (G-11); Peter J. Disher (E-4); Scott Gundersen (B-7); Faye A. Akers (G-8); Allie Shepherd (A-22); Troy Walker (multiple units); Dan Reichard (E-22); John Peters (G-16); Dennis Severson (C-24)

 

1.  Owners’ issues:

·        Todd Story of Colorado Landscape Solutions attended to address landscaping issues and answer questions.

·        Discussed painting issues. 

·        Discussed parking and towing issues.  Board asked for suggestions for another towing company.

·        C24 stairwell light only comes on when tapped.

·        Discussed air conditioning issues - clogged vents in stairwells.

·        H building – separation in concrete (steps facing Hampden),

·        Clubhouse bathroom – policy is to be open when pool is open.

·        Roof repairs – building A done, building D started.

·        Entering units due to water leaks against city laws.

·        Balconies – per bylaws and conditions, owner responsibility.

·        Norma volunteered to provide a list to board of ripped and missing screens.

·        Building G violations/issues discussed

·        Geri Lyn Williams (B-6 tenant) arrived late and asked Board to let her management company know if there will be a fine re pool lock.

 

2.      G-3 Violation.  Paul Drda made motion to impose fine on G-3.  Pam Thomas seconded.  Motion passed.

 

3.      Minutes for June were not available for approval.

 

4.      Financials reviewed.  Budget for calendar year.  At annual meeting, Paul Drda would like to present options (dues/assessments) for owners to vote on. 

 

5.      Techniscan QA proposal approved.

 

6.      Retaining wall bid – Mike Crowley will ask CLS to revise items in contract.

 

7.      Towing of cars – continue with once a month.

 

8.      Concrete repairs to building H – Matt Maxwell will follow up

 

9.      Request for handicap sign approved.

 

10.   D20 is handicap dog and therefore allowed to reside on property.

 

11.   A-18 – contractor to repair balcony not yet acquired.  H-18 balcony needs inspection.

 

12. Mike Crowley to get check for new sign so can be installed.

 

13.   New Business:

Pool light still needs work

Pool sign installed

Request to use different contractor for drywall for unit ____ approved.  Owner to submit receipt not to exceed $700.
