Seven Springs Home Owners Board of Directors Meeting April 21, 2003  

Meeting Commenced:  7:08 p.m. - Attendees:  Deanne Drda, Paul Drda, Pat Swart, Pam Thomas, Matt Maxwell, Mike Crowley

 

1.  Techniscan Proposal

·         Discussed building A roof repairs; reviewed bids; answered owners’ questions

·         Pat Swart motioned approve B&M bid, Pam Thomas 2nd, motion passed

·         Discussed future roof repairs, particularly D, I, J

 

2.   Tenant Issues             

·         J18, David objected to letter re cigarette butt notice.  Paul Drda motioned waive fine, Pam Thomas 2nd, motion passed

·         Kay, building H, snow removal, sidewalks not cleared

·         C18, too many people living in unit

·         Ken, B 11, request replace basketball rims

·         B12, dog violation

·         Faith, do have snow blowers, drain by mailbox leaks, clogged

·         G21, Ron, need hold contractors accountable, snow removal

·         D21, Jay, roof leak; D20 dog violation

·         Peter, ground maintenance, Front Range Patrol

 

3.              Minutes

·         Paul Drda made motion approve August 2002 through March 2003 minutes, Pat Swart 2nd, motion passed

 

4.            Review Financial Statements

·         Discussed F building boiler repair

·         Approved Turf Management bill to avoid collection

·         Approved bids from Mirr Maintenance for light fixture replacements

 

5.         Survey Results          

·         Deanne Drda asked board review survey, decided to meet in May to prioritize 

 

6.            Painting

·         Board reviewed paint proposal; Pam Thomas made motion to approve paint; Pat Swart 2nd, motion passed; Matt Maxwell agreed to be contact on carpentry work

 

7.         E 15 - Floor Repair

·         E 7 complained subfloor needs repair; Board discussed gypcrete issue

 

8.            Directors & Officers Liability Insurance

·         Madison Insurance form signed

 

9.            Notices of violations

·         G18, D10, J18 resolved - agreed with owners not at fault

·         Notices to be sent for D20 dog violation and C18 too many living in unit

 

  10.     New Business

·         B18 - squirrel problems

·         Retaining wall - Mike Crowley will seek bids

·         Matt Maxwell acquire bids for concrete work, to fix and/or to repair

·         Fence shared with Peachtree - decided no discussion with Peachtree warranted

·         Discussed possibility of doing a comparison of maintenance with other properties similar in size and requirements

·         Pruning, sprinkler control, drought restrictions, speaker at next board meeting
