Seven Springs Home Owners Board of Directors Meeting - December 16, 2002

Meeting Minutes - Approved on January 20, 2003

 

Meeting Commenced:  7:09 p.m. - Attendees:  Deanne Drda, Pat Swart, Paul Drda, Pam Thomas, Matt Maxwell, Mike Crowley

1.  Tenant Issues      

·         Concerns re John and buildings/property not being properly maintained

·         Evie wants a 1 week report, she will pick up at January meeting

2.   Tread Ex Presentation    

·         Tread Ex presented their product to be installed on the stairs of all buildings.      

3.  Minutes

·         Pat Swart took minutes and will e-mail them to Deanne Drda.

4.         Review Financial Statements

·         Concrete work completed, will improve conditions at time of snow and ice

·         Pool issues discussed                           

·         Discussed auditors proposal.  Information release and bank confirmations signed but letter from auditors seeking confirmation of accuracy not signed.

·         B-16 cleaning bill.  Discussed excessive charges.

·         Tax returns signed.

5.         Security and Safety Issues

·         Security reports were normal.  Will request Front Range attend Jan. meeting

·         People still parking in front of dumpsters.

·         Problems with several units, building I (loud stereo)

·         Parking still being monitored.  Due to fewer complaints, Matt Maxwell made a motion to reduce frequency, it was 2nd by Pat Swart

·         Problems with snow & ice removal discussed-M Crowley to send letter

6.         Property Improvements

·         Still obtaining bids for paint & landscaping.  Paul suggested repairs to be made to balconies & fences at time of painting; M Crowley pointed out they are the responsibility of individual owners.

·         Reviewed proposal of Techniscan, Inc. (roof consulting).  M Maxwell motioned to have them perform consultation services on roofs.  P Swart 2nd.  No opposition.

·         Retaining wall - going to seek more bids

·         Discussed coming up with policy of how much association pay homeowner toward any repair caused by common element, and need for receipts for repairs.

7.         Maintenance Concerns (John)

·         Discussion re items that need attention:  lights, dead cars, signs, stairwells, doorknobs, snow & ice removal, dumpsters, bridge by tennis courts (unsafe), playground signage, pruning, screens, laundry room.

8.         Board Resources                         

·         Deanne Drda reminded the board about the 1st chapter of board boot camps

9.         Condominium Care Proposal            

·         Proposal provided to Deanne Drda.  Decided to discuss proposal after new year.

10.       Laundry Room

·         Automatic Laundry has provided a proposed contract for renewal.  Since current contract not to expire soon, decided to discuss at later time.
