Commenced: 7:12 PM
1. Tenant Issues
- Gene
Rohr from unit D-16 stopped by to complain about the people occupying
D-6. Too many people. We have sent a letter to the owner
about the problems and requested them to attended tonight’s meeting to
discuss charges. They did not attend. Board will fine the owner of the
unit.
- I-3
unit has excessive noise problems according to Pam who is in I-11.
- Owner
complained about the number of thefts on cars in the lot. Recommended that we have more lights in
the parking lots. Chris Anitore in
C13 will offer his suggestions to us, 720-495-3885.
2. Minutes
- June
minutes were approved with amendments.
3. Review of Financial Statements
- Striping
turned out well.
4. Elite Controls
- Will
not pay the pool maintenance company, Elite Controls, until they resolve
the “panic button” issue. It has
been disconnected – trying to get them to reconnect.
5. 2002/2003 Budget Review
- Potential
serious increase to insurance costs.
- Will
see a significant increase in sewer costs phased in over the next 4 years.
- We
will provide a number to Condo Care to run the analysis with potential
reductions – run $99 for 1-bed and $141 for 2-bed. Want to make sure we are putting
adequate money into reserves.
6. B-16 Repairs
- Will
not go to a third realtor.
- Repairs
are still in progress.
- Need
to review the final work – to be completed by month end.
- Plan
on listing unit by end of August or do a phone vote when work is completed
on which realtor to use.
7. Interior Repair Policy
- Waiting
for the outcome of a related legal opinion before board will decide on
policy.
- In the
interim will work this issue on a case-by-case basis.
8. Hail Damage Claim
- Will
contact insurance company and determine impact of filing a claim.
- Will
have MIRR review potential claim and roof to determine if it indeed could
have been caused by hail damage.
- Board
will review inputs and make decision to legitimacy of the claim.
9. Other New Business
- Annual
Meeting will be October 21, 2002
- Want
the dumpster rules posted by John.
- Consider
hiring a part time/off duty officer to patrol the community to cut down on
gang and other problems. Review at
next meeting.
- Condo
Care will pull all the retaining wall and related bids to make a decision
on how we will proceed with the repair.
- Sprinklers
have been going on between building A&B at 5:00 PM in the
afternoon. Condo Care will
investigate.
- Complaint
about bushes needing trimmed near B-building.
- Newsletter
will be issued the end of this month.
- Will
put an announcement that will begin repainting next year and will present
a light color painting scheme.
