1. Tenant Issues
- F23 – taking waiving of $75 late fee under advisement. Will email board decision.
- Concerned about the handrail in building F.
- Building D has a loose handrail as well.
- Units D9, D1, D15 and D18 all complained of excessive noise in C21 and C13.
- Board advise calling police to file a report
- D9 requested statements on HOA fees
- J17 presented case on air-conditioning unit. Was professionally installed. Board will advise on status of unit.
1A. New Board Member
- Pam Thomas has been voted and accepted by the board. Will officially have to run for office during next election. She will likely take Dennis's place until elections.
2. Minutes
- April minutes were approved.
3. Review Financial Statements
- Building F had boiler repaired to remedy the lack of hot water. Working other issues on boiler system.
- Many residents have not received newsletter thus billing statement. Board suggested talking with postmaster about delivery problems with the mail.
- Orten and Hindman appear to be charging us fees after the account has been closed and the notes provided on activities do not match billings.
4. Elite Control
- Will be providing monitoring services for the pool.
- Emergency cell number (in case of a problem) has been put on a seasonal plan.
5. Water restrictions
- Board agreed to continue to monitor water usage and advise residents of water usage impact.
6. Sweeping Schedule
- Will have John notify residents of pending sweep and stripe efforts on the parking lots.
7. Common Element Damage
- Deductible up to $250
- Contract with Muir to do the work
- Any damage over and above $250 will be owner’s responsibility.
- Pam has agreed to draft a proposal for a policy/procedure on this issue.
8. Signed Signature Cards
- Signature cards signed. Required to keep under $100K for FDIC insurance.
9. HOA owned unit, B-16
- John cleaned up as much as possible.
- Selling price estimated at $54-63K depending on how much the unit is fixed up.
- Estimating a 6% fee for selling the unit.
- HOA will see some capital gain on the unit
- Deed has been recorded.
10. Survey results
- Low response rate but those that did had 50/50 interest in changing color of the complex.
11. Signage
- Parking signs: approximately $570
- Includes: all signs, posts
- Directors box (3’x4’): $430.00
- Will purchase from Office Max
- Pool signage: additional $50.00
- Board gave tentative approval for Pat Swart to make purchases.
12. New Business
- Send G6 notice on to not feed the animals
- Send notice to F2 on cooking grill violation
- Repair leaking toilet in Clubhouse
- Send notice to B14 about illegal satellite dish
- Will review the special assessment at next BOD meeting
- Will send delinquent letter with billing statement
- Condo Care will fax ledger on particular building. Pam will call that particular building to resolve debit problem.
