Tenant Issues
Roach spraying was not completed in G20 and G11
Roach spraying was missed in 2 units in Building E.
G11: Two concerns expressed: Satellite dish installation, lack of adequate hot water heat.
Recommended: Mike Martinez look at boiler in Building G and turn up
D20: Also complained of cold hot water.
G16: Made request to put in an air conditioner through by removing brick/blocks.
Recommended: Board disapproved and recommended a window unit
Chris Plant came forward requesting waive of lost parking permit fee. Board agreed.
Board Meeting
Board agreed to move February Board meeting to February 19.
Questions were asked about foreclosed unit: Does the HOA own the unit? Who holds the mortgage?
Why is John Fortin’s pay variable? Mike Crowley will investigate and report to Board.
Waste Management trash removal bill was $1000 higher than budgeted due to large item surcharge.
Rep from Madison Insurance (our liability provider), Tom Young, will attend next Board meeting.
Meeting is being scheduled with attorneys representing the association in the Thurman lawsuit for early January.
John is checking squirrel traps in problem buildings.
John is not replacing lights
Board agreed to review the clubhouse leasing policy.
Review of 12/12/01 Working Session Issues
Board agreed to wait until after the insurance meeting review to add to rules and regulations.
Board agreed to enhance mailer to motivate better payment history.
Tony has been paid for October meeting.
Board recommended the following items regarding Tony and SS security issues:
Board agreed to reduce time for turning over HOA fee arrears to a collection agency from 90 days to 45 days. Condo Care will begin this policy immediately.
