Seven Springs HOA Meeting Minutes

Tenant Discussions
- Mike and Billie Williams unit A1 and G1: Leaking roof in Bldg A caused damage to unit A1. Association should fix. Problem was identified in July 2001 to Condo Care. Nothing done to date. Response due 11/26 by Condo Care.
Roach problem identified in building A. Association agreed to spray all units at a cost/unit of $45.00. Tenants to be notified.
Association rules with respect to bug spraying:
Need three complaints
Will consider special assessment for building tenants that need spraying.
- Martin Sajbel in unit E17: Complained about roaches in Bldg E. Association agreed to spray. Complaints from E17, E9, E18 and E4.
- Faye unit G24: Complained of people parking on grass during move from G6. Want to know when the RR ties at the front entrance would be repaired.
- General complaint about lack of proper lighting in some areas of the complex. Association’s response is that we are formulating a plan to improve. Complaint about burnt out streetlight. Association will contact Xcel again to make necessary repairs.
- A9: Owner billed for fireworks violation. Denied allegation. Association agreed to drop fine of $300.00.
- John Peters in Unit G16 complained of dogs on premise. Association has sent letter demanding pets be removed.
- Complaint about hot water in building G. Could not be confirmed.
- Railing near unit G11 is loose. Condo Care was to address immediately.
Board of Directors Meeting
- The Board accepted the resignation of Dennis Severson from the Seven Springs HOA Board of Directors.
- Determined that D-15 owner will have to pay fines associated with lost parking permits.
- Approved the Sola tube to top floor unit. Owner has to agree to sign liability waiver and also prove that contractor doing the installation has workers comp insurance, is bonded, and that all proper permits are filed with City and County. Condo Care responsible for making sure those requirements were met by sending letter to owner.
- John the maintenance man will walk the facility and replace lights. Building B was identified as having a problem.
- Paul was able to reduce Qwest phone bill for Association by 50%.
- Board has created an objective for next working session schedule for 12/12 at 7:00pm to discuss policy, procedures and responsibilities with common areas e.g. roofs.
- Mike Crowley agreed to sign documents related to Association audit that will be performed by Berche & Associates, Inc.
- Board approved QualiCoat Inc. to do painting.
- Board is considering sending out monthly or quarterly statements to owners and tenants. Received a bid from Condo Care for $155.60/month. Quarterly statement is more cost effect while promoting better communication to the community. This will be topic for next working session.
- Condo Care presented photographs of boiler repairs that are necessary. Board gave Condo Care the go ahead to secure bids for this work. Goal to have repairs made before next City/County inspection.
- Next working session 12/12/2001 at 7:00pm. Meeting will be at SS Club House.
