Minutes
October 18, 2004 Annual Meeting
The President, Pat Swart, called the meeting to order at 7:00 PM. and introduced the Board members.
Roll Call: The Agent reported that 34 units were represented in person or by proxy. A quorum was present to conduct the affairs of the association.
Later in the meeting a motion was made and approved to accept the minutes of the 2003 Annual Meeting.
Pat provided a recap of the past year accomplishments and the outlook for the next year.
The past year accomplishments included the installation of block dumpster enclosures, three new roofs installed, concrete replacement around the clubhouse and other areas within the community. A new main sign was installed and some lighting was added. New boiler room doors were installed and sump pumps are in the process of being installed in the boiler rooms. An insurance claim was filed for the hail storm damage in June and an auto-fill valve was installed on the pool. The Board has conducted the day to day affairs of the association and has made concerted efforts to enforce the rules and regulations of the community. Next year the south retaining wall will be repaired or replaced, there will be some landscaping improvements, the tennis court may be re-surfaced, there will be more parking signs installed and the clubhouse and the remaining seven building s will have new roofs installed. Unit G-13 is under renovation to accommodate a new resident maintenance person. Pat wants to initiate the Neighbor Hood Watch Program.
Paul Drda reviewed a preliminary 2005 Budget and reviewed the current financial condition of the association.
Election of Directors: There were three open positions; Matt Maxwell, Ken Crowder and David Mora were nominated and elected to fill the positions.
Unfinished Business: There was no unfinished business.
New Business: Most of the new business consisted of individuals mentioning minor maintenance items or requesting a copy of the Rules and Regulations. Paul Drda offered to continue the web site.
Adjourn: With there being no further business, the meeting was adjourned at 8:15 PM.
